Terms of Service

Last updated: October 29, 2026

Please read these Terms of Service (“Terms”) carefully. They are the agreement between you and the company that runs Deed Dasher when you use deeddasher.com and the Deed Dasher product (together, “the Service”).

1. Who we are

Deed Dasher is software for real-estate wholesalers and creative-finance investors. It helps you look up a property, price six ways to buy it, find who buys and who funds in a market, prepare contracts, practise and make seller calls, and manage your deals.

The company that provides the Service is:

  • Legal name: TO BE SUPPLIED
  • Registered address: TO BE SUPPLIED
  • Contact email: TO BE SUPPLIED

In these Terms, “Deed Dasher”, “we”, “us” and “our” mean that company. “You” and “Dasher” mean you, the person or business using the Service.

2. What Deed Dasher is — and is not

Deed Dasher is a tool. It does not represent you and does not get involved in your transactions.

  • We are not a real-estate broker, agent, or brokerage.
  • We are not a law firm, and no one here is acting as your attorney.
  • We are not a lender, an insurer, a title company, or a financial adviser.
  • We are not a telephone carrier, a messaging service, or your compliance department.
  • Nothing on the Service — including contract templates, deal math, scripts, lessons, or coaching — is legal, tax, financial, or investment advice.

The contract templates in the Vault are starting points. They are not customized to your state, your deal, or your situation. Have your own attorney review anything before you sign it, and before you rely on it in a transaction.

Property figures, values, and buyer or lender information shown in the Service are estimates we have gathered for you from third-party providers. They are examples and estimates, not guarantees. Always verify the facts of any deal yourself before you commit to it.

3. Eligibility, your account, and access

You must be at least 18 years old and able to enter into a binding contract to use the Service. By creating an account you confirm that you are.

You are responsible for:

  • keeping your password and account secure,
  • everything that happens under your account, and
  • making sure the information you give us is accurate and stays accurate.

The Service is available only with a paid plan. An account that has signed up but has no paid plan — because it never bought one, or because its subscription ended — has no access to the Service: it is taken to choose a plan, and it carries no features, no monthly allowances, no add-on minutes and no community access until a plan is active.

If you sign up, you must agree to these Terms and to our Privacy Policy. We will not create your account without that agreement.

4. The five plans and what each costs

The Service is sold as a monthly subscription. The plans are:

  • Dasher Light — $19.99/month. Dispo fee 40%. 30 skip traces and 50 address runs a month.
  • Dasher Pro — $49.99/month. Dispo fee 30%. 60 skip traces a month, unlimited address runs.
  • Dasher VIP — $99.00/month. Dispo fee 20%. 90 skip traces a month, unlimited address runs.
  • Dasher VIP Plus — $199.00/month. Dispo fee 15%. 120 skip traces a month, unlimited address runs.
  • Dasher Elite — $299.99/month. Dispo fee 10%. 150 skip traces a month, unlimited address runs.

The dispo fee is charged only on a deal you sell through MARKET. Section 9 explains it in full.

Prices may change. If we change a price, we will tell you before your next renewal so you can cancel if you want to. [ATTORNEY REVIEW: confirm the price-change notice window satisfies each state's auto-renewal law.]

What each plan includes

Every plan includes: the call script, the estimated amount owed, the Academy and Start Here, a free MARKET listing, Help me sell it, the Discord community, Send to texting, and a Call Coach 5-minute trial — one free practice call per email address, once.

  • Dasher Pro and up add: the Radar in your market, the Deal Desk, the Vault (contracts), and comps.
  • Dasher VIP and up add: the Buyer Board, Send the deal, and schools, crime, flood and rent information.
  • Dasher VIP Plus and up add: the Radar in every market, closer priority, the VIP Plus Discord rooms, and the VIP Plus group calls — three times a week, 60 minutes or more.
  • Dasher Elite adds: the Elite Discord rooms and the Elite group calls — three times a week, 60 minutes or more, separate from the VIP Plus calls — plus a weekly 30-minute one-on-one with Erick, booked through a Google Calendar booking page shown only to Dasher Elite members and held in a private Discord voice room.

Early access to new leads

When new leads land, Dasher Elite sees them immediately, Dasher VIP Plus sees them after 12 hours, and every other plan sees them after 24 hours.

Dasher Elite is capped at 10 seats

Dasher Elite is limited to 10 members at a time, because the weekly one-on-one with Erick and the Elite calls cannot be delivered at any size. When all 10 seats are taken, new applicants join a waitlist and are offered a seat, in order, as one comes free. Being on the waitlist is not a plan, costs nothing, and gives no access until a seat is offered and bought. [ATTORNEY REVIEW: confirm the seat cap and the waitlist are described in a way that cannot be read as a promise of a seat by a date.]

5. Monthly allowances and included minutes

Each plan includes a monthly allowance of certain metered features. Your allowance resets at the start of each billing month. When you reach a limit, that feature is unavailable until the next billing month unless you buy more.

  • Skip traces per month: 30 (Light), 60 (Pro), 90 (VIP), 120 (VIP Plus), 150 (Elite).
  • Address runs per month: 50 (Light); unlimited on Pro, VIP, VIP Plus and Elite.
  • Included minutes: Dasher VIP Plus includes 60 Call Coach practice minutes and 100 real-call minutes a month. Dasher Elite includes 120 Call Coach practice minutes and 300 real-call minutes a month. No other plan includes minutes.

Included minutes reset at the start of each billing month, do not roll over, and are used first — before any minutes you have bought.

Skip-trace allowances count every trace you run, including a trace that finds no phone number or email (“a blank trace”). A blank trace still uses one of your traces, because we still paid to run the search.

6. Add-ons: minutes you can buy

Add-ons are extra minutes you can buy on top of any plan. The monthly ones are billed as a second item on the same subscription, so they appear on one bill; the top-ups are a single one-time payment. Dasher Light pays the first figure; Dasher Pro, VIP, VIP Plus and Elite pay the second.

Call Coach practice minutes — monthly

  • 10 minutes a month — $9.99 (Light) / $7.99 (Pro and up)
  • 30 minutes a month — $19.99 (Light) / $15.99 (Pro and up)
  • 60 minutes a month — $29.99 (Light) / $23.99 (Pro and up)
  • 120 minutes a month — $49.99 (Light) / $39.99 (Pro and up)

Call Coach top-ups — one-time

  • 30 minutes, once — $21.99 (Light) / $17.99 (Pro and up)
  • 45 minutes, once — $29.99 (Light) / $23.99 (Pro and up)
  • 60 minutes, once — $34.99 (Light) / $27.99 (Pro and up)

Real-call coaching minutes — monthly

  • 100 minutes a month — $19.99 (Light) / $15.99 (Pro and up)
  • 300 minutes a month — $39.99 (Light) / $31.99 (Pro and up)
  • 500 minutes a month — $49.99 (Light) / $39.99 (Pro and up)
  • 1,000 minutes a month — $89.99 (Light) / $71.99 (Pro and up)

Minutes you buy — monthly or one-time — roll over and expire 12 months after the purchase that granted them. Practice minutes and real-call minutes are separate balances and cannot be spent on each other. Your plan's included minutes are always used before minutes you bought. [ATTORNEY REVIEW: confirm the 12-month expiry of purchased minutes against each state's gift-card and stored-value rules.]

There is no texting charge and nothing to buy for texting. Texting happens in your own Smarter Contact account, on your own plan and your own number — see section 13.

7. Auto-renewal, billing, and how to cancel

Payments are processed by Stripe. Plans and add-ons are monthly subscriptions, except the Call Coach top-ups, which are one-time payments.

Your subscription renews automatically each month until you cancel. That is what “auto-renewal” means: unless you cancel before the next billing date, we charge the payment method on file for another month.

How to cancel: sign in, open your account page, and use the billing controls there (Manage billing). You can cancel at any time. Cancellation stops future charges; it does not refund the current month. You keep access until the end of the period you already paid for, and your Discord roles and any provisioned calling number end with it.

[ATTORNEY REVIEW: confirm that cancellation is available online with no extra steps, as California and other states require, and that any required renewal reminders are sent.]

8. Refunds

Subscriptions are month-to-month and there are no refunds for a month you have already been billed for, or for unused allowances or unused minutes. If you believe you were charged in error, contact us at TO BE SUPPLIED and we will review it. [ATTORNEY REVIEW: confirm refund posture against state law.]

9. Selling a deal through MARKET — the dispo split

If you list a deal on MARKET and it sells, Deed Dasher shares in the assignment fee you charge the buyer. That is the “dispo” (disposition) fee, and it is a percentage of the assignment fee on that deal:

  • Dasher Light: Deed Dasher receives 40%
  • Dasher Pro: Deed Dasher receives 30%
  • Dasher VIP: Deed Dasher receives 20%
  • Dasher VIP Plus: Deed Dasher receives 15%
  • Dasher Elite: Deed Dasher receives 10%

How it works: when a MARKET deal closes, you assign the contract to the buyer, and the assignment fee is split at closing into two payments — yours, and Deed Dasher's share — each shown as its own line on the settlement statement. Deed Dasher acts as an additional payee on the assignment and disbursement instructions; Deed Dasher is not the buyer or the seller and is not a party to the underlying purchase contract. The fee is paid at closing, out of the buyer's side of the transaction, and does not reduce what the seller receives. You never front Deed Dasher's share out of your own pocket, and you never front the buyer's earnest money.

The dispo fee applies only to deals you sell through Deed Dasher MARKET. Deals you source and close yourself, outside MARKET, are yours in full on every plan. Placing a deal on MARKET is free on every plan.

The exact percentage that applies to your account is shown in your account. [ATTORNEY REVIEW: confirm the split-disbursement paperwork and the “additional payee” role comply with each operating state's law.]

10. Non-circumvention

If Deed Dasher introduces you to a buyer through MARKET, you agree not to do the deal with that buyer outside MARKET to avoid Deed Dasher's share — and not to help anyone else do that — for 12 months after that buyer is first introduced to you through the Service.

This does not stop you from working with a buyer you already had a relationship with before the introduction. If you had a prior relationship, you must tell us in writing within 10 days of the introduction so we can keep it out of the restriction. [ATTORNEY REVIEW: confirm the prior-relationship carve-out and 12-month window are enforceable in each operating state.]

If you break this section, you agree to pay Deed Dasher the share it would have received had the deal closed through MARKET, plus reasonable collection costs. [ATTORNEY REVIEW: confirm the remedy amount and whether a stated floor should be included.]

11. Call Coach — practice calls

Call Coach is voice practice with an AI seller. You talk; a generated seller answers, argues, and stalls the way a real one does; and you get coaching on how the call went. Nobody is on the other end of a practice call.

  • Practice calls are processed by a voice AI provider on our behalf, so the audio of your side of a practice call leaves our systems to be turned into speech and text.
  • Minutes are metered per session, at the length of the session, against your practice balance. Included minutes go first; bought minutes go next.
  • Every plan includes a Call Coach 5-minute trial: one free practice call per email address, once. It is not repeatable by making a second account on the same email address.
  • A practice call ends when your balance reaches zero.

Coaching is a teaching tool. It is not a script approved by a lawyer for your state, and following it is not a defence to anything.

12. Real-call coaching — calling real sellers

Real-call coaching lets you call real sellers from inside the app, with live coaching while you talk and a score afterwards.

  • Calls go out over a carrier phone number that is provisioned only when you turn real-call coaching on, and released when your plan or your real-call add-on ends.
  • Your calls are transcribed and coached live, and scored after the call so you can see what worked.
  • Minutes are metered at the duration the carrier bills, against your real-call balance, which is separate from your practice balance. A call already in progress is allowed to finish.

Your calls are your responsibility. You are the caller. You are responsible for complying with the call-recording, wiretap, telemarketing and do-not-call laws that apply to your own calls — in your state, in the state you are calling, and federally — including obtaining any permission the law requires from the person you are calling. Deed Dasher does not announce your calls for you, does not obtain or log permission on your behalf, and does not decide for you whether a call may be made. If you are not sure what applies to you, ask your own attorney before you call. [ATTORNEY REVIEW: confirm this allocation of call-recording and telemarketing compliance to the Dasher, and the disclosure for each state where calls are placed.]

13. Send to texting — your own Smarter Contact account

Deed Dasher sends no texts. We hold no messaging number, no messaging registration, and no messaging balance. Send to texting hands your leads to your own Smarter Contact account, which you pay for, on your own number, under your own opt-in. Every message a seller receives is sent by you, from your account.

  • If you connect your account, you paste your own Smarter Contact opt-in webhook URL into Deed Dasher. We store it encrypted and use it only to push the leads you choose.
  • Only the fields you choose to send go to your account — name, phone number, and the address-type fields on the lead. Nothing else is pushed.
  • What happens after that is between you and Smarter Contact, under their terms and their compliance rules. Their opt-in and consent handling is theirs, not ours.
  • You are responsible for the texting laws that apply to your messages, exactly as you are for your calls.

14. The Discord community

The community lives on Discord, which is a third-party service with its own terms and privacy policy. You need a Discord account to use it, and you need a paid plan to get in.

  • Roles: Member for every paid plan, VIP Plus for Dasher VIP Plus, and Elite for Dasher Elite. Elite also sees the VIP Plus rooms.
  • An account without a paid plan gets no Discord access.
  • Roles follow your plan automatically. They are granted when you subscribe or upgrade, changed when you change plans, and removed when you downgrade, cancel, your payment fails, or your account is deleted.
  • Group calls are a scheduled feature of the VIP Plus and Elite plans, not a guarantee that any particular call happens on any particular day.

Behaviour in the community is covered by section 16. We can remove you from the community without cancelling your plan, and we can cancel your plan without removing you from the community.

15. Where the Service covers properties

Deed Dasher covers properties in these 21 states: Alabama, Arizona, Colorado, Florida, Georgia, Indiana, Louisiana, Maryland, Massachusetts, Michigan, Minnesota, Mississippi, Missouri, Montana, Nevada, New Mexico, Ohio, Tennessee, Texas, Washington and Wisconsin.

Outside those states the Service may not return a property, a value, a comp or a buyer, and nothing in the Service should be read as advice that an activity is permitted where you are. The list changes as we add coverage; the current list is the one shown in the product. [ATTORNEY REVIEW: confirm the state list against the licensing and wholesaling-disclosure position taken for each state.]

16. Acceptable use — you are responsible for your own calls and deals

Deed Dasher gives you information and tools. You are responsible for how you use them, and for following the law in every deal you do.

Specifically, you agree:

  • You will follow the Telephone Consumer Protection Act, the Federal and state Do-Not-Call rules, and every other telemarketing, calling and messaging law when you contact property owners or buyers — whether you call from the app, from your own phone, or text from your own account.
  • You will not call, text, or message anyone who has asked you (or us) not to contact them. If someone says “do not call”, stop, and mark it do-not-call in the Service so the number is suppressed.
  • You will not harass, threaten, or deceive anyone, in a call, in a message, or in the community.
  • You will follow the real-estate wholesaling, licensing, and disclosure laws of the state where the property is located, and of the state where you do business. You will not hold yourself out as a licensed broker or agent if you are not one, and you will make any disclosure the state requires.
  • You will use skip-trace and contact information only for a legitimate business purpose — to contact a property owner or buyer about a real-estate transaction — and for no other purpose.
  • You will not share your account, your community access, or the leads and contact information the Service gives you with anyone who has not paid for their own account.
  • You will not use the Service to do anything illegal, fraudulent, or harmful, and you will not try to scrape, reverse-engineer, resell, or republish the Service or its data.

We may suspend or close an account that violates these rules.

17. Data accuracy — verify it yourself

Data in the Service comes from third-party providers and can be wrong, out of date, or incomplete — including owner names, values, taxes, contact details, and buyer or lender information. We do not guarantee its accuracy. You are responsible for verifying any fact you rely on before you act on it. The same goes for anything a coach, a score, or a generated seller says.

18. Limitation of liability

To the maximum extent the law allows:

  • The Service is provided “as is” and “as available”, without warranties of any kind, express or implied.
  • Deed Dasher is not liable for decisions you make using the Service, for deals you enter into, for calls or messages you send, for money you lose, or for the accuracy of any data, contract template, calculation, score, or coaching.
  • Deed Dasher's total liability to you for anything arising out of these Terms or your use of the Service will not exceed the amount you paid us in the 12 months before the claim. [ATTORNEY REVIEW: confirm the liability cap.]

Nothing in these Terms limits liability that cannot be limited by law.

19. Disputes and governing law

These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law rules. You and we agree that the state and federal courts located in [TO BE SUPPLIED] County, Texas have jurisdiction over any dispute about these Terms. [ATTORNEY REVIEW: confirm venue, and decide whether to add binding arbitration and a class-action waiver.]

Before filing anything, we each agree to try to resolve the dispute informally — contact us at TO BE SUPPLIED and give us a reasonable chance to fix it.

20. Changes to these Terms

We may update these Terms from time to time. If we make a material change, we will post the updated Terms on this page and update the “Last updated” date. If a change materially affects your rights, we will give you notice. Continuing to use the Service after the change takes effect means you accept the updated Terms. [ATTORNEY REVIEW: confirm the notice method and effective date language.]
