Privacy Policy

Last updated: October 29, 2026

This Privacy Policy explains what information Deed Dasher collects, why we collect it, who we share it with, how long we keep it, and the choices you have about it. It applies to deeddasher.com and the Deed Dasher product (together, “the Service”).

The company that runs the Service is:

  • Legal name: TO BE SUPPLIED
  • Address: TO BE SUPPLIED
  • Contact email: TO BE SUPPLIED

1. What we collect

Information you give us

  • Account details: your name, email address, and password (stored in hashed form).
  • Sign-in: if you sign in with Google or Apple, we receive the identifier and basic profile information those providers send us.
  • Deal information: addresses you search, loan balance, interest rate, payment, rent, repair and asking-price figures you type into the Deal Desk, notes, and call outcomes you log.
  • Billing information: if you buy a plan, an add-on or a top-up, your payment details are processed by our payment provider (Stripe). We do not see or store your full card number. We keep what Stripe sends back about the subscription itself — the plan, the add-ons, the status, and the period. [ATTORNEY REVIEW: confirm the statement of what Stripe sends back.]
  • Your Smarter Contact opt-in webhook URL, if you connect your own texting account. It is stored encrypted and used only to push the leads you choose.
  • Your Discord account identifier, if you join the community, so your plan's role can be granted and removed.

Information we look up about properties and people

When you search an address or use a feature, we look up and store information about that property and its owners from third-party providers. This includes the owner's name, mailing address, how long they have owned the property, exemptions, assessed and market value, taxes, beds, baths, year built, and similar property facts.

The property records the Service holds cover these 21 states: Alabama, Arizona, Colorado, Florida, Georgia, Indiana, Louisiana, Maryland, Massachusetts, Michigan, Minnesota, Mississippi, Missouri, Montana, Nevada, New Mexico, Ohio, Tennessee, Texas, Washington and Wisconsin. Plans and their limits (skip traces, address runs, included minutes) are listed in sections 4 to 6 of the Terms; this policy applies the same way on every plan.

Skip-trace (contact) information

When you run a skip trace on a property owner or buyer, we obtain contact information about that person — such as phone numbers and email addresses — from a third-party provider. We keep a copy of that result, encrypted, tied to your account, for 90 days so you are not billed twice for the same lookup. See “Security” below.

Practice calls (Call Coach)

Call Coach is voice practice against a generated seller; there is no other person on the call. For each practice session we keep the transcript of the conversation, the coaching moments, the scorecard, and the length of the session for metering. Your spoken audio is sent to the voice AI provider that runs the practice voice on our behalf; it holds that audio under its own retention period (currently 30 days) and we do not keep a copy of practice audio ourselves.

Real calls (real-call coaching)

If you turn real-call coaching on, your calls to real sellers are placed over a carrier number provisioned for your account. For each call we keep the number dialled, the time, the duration, the cost, the audio the carrier returns to us, the labelled transcript, the live coaching notes and the score. We keep these so you can review and be coached on your own calls, and so the minutes can be metered.

You are the caller, and the laws that apply to your calls are yours to follow — see section 12 of the Terms. Deed Dasher does not announce your calls for you and does not obtain or store permission on your behalf.

Texting

Deed Dasher sends no text messages and holds no messaging number. If you use Send to texting, the fields you choose — name, phone number, and the address-type fields on the lead — are sent to your own Smarter Contact account, either as a file you download or through your own opt-in webhook. What happens to that information after it reaches your account is governed by Smarter Contact's terms and privacy policy, and by your own compliance obligations.

Usage and technical information

We store basic technical information needed to run and secure the Service: session identifiers, IP address, browser type, and usage counts (for example, how many traces, address runs, practice minutes or real-call minutes you have used this month).

2. Why we collect it

  • To create and secure your account and sign you in.
  • To provide the features: run addresses, price deals, find buyers and lenders, prepare contracts, run skip traces, practise calls, place and coach real calls, and hand leads to your own texting account.
  • To enforce your plan's limits and meter your minutes (for example, your monthly trace allowance, or practice minutes before bought minutes).
  • To bill you for your plan, your add-ons and your top-ups.
  • To grant and remove your community role so it matches the plan you are paying for.
  • To remember your place — your open deals, your progress in the Academy, the last market you looked at.
  • To keep the Service safe and stop abuse.

3. Who we share it with

We share information only with the service providers we need to run the Service, and only as needed. We do not sell your personal information.

  • Our hosting and infrastructure provider (Cloudflare) — runs and serves the Service.
  • Stripe — processes plan, add-on and top-up payments.
  • Our transactional email provider — sends mail such as confirmations and password resets.
  • Our contact-lookup provider — when you run a skip trace, we send the property owner's or buyer's name and mailing address to find contact information.
  • Our property-information and imagery providers — to return property facts, photos, maps and neighborhood figures for the address you search.
  • Our voice AI provider — runs the practice voice for Call Coach and turns your side of a practice call into text.
  • Our telephone carrier — places your real calls, provides the number, and returns the call's audio and duration.
  • Google and Apple — if you choose to sign in with those accounts.
  • Discord — if you join the community. We pass your Discord identifier and the role your plan grants; the rooms, the messages and your Discord profile are Discord's, under their own privacy policy.
  • Google Calendar — to run the booking page for the Dasher Elite one-on-one with Erick. If you book, your name and the slot you pick are held in that calendar.
  • Smarter Contact — your own account, for the leads you choose to send to it.

We may also disclose information when the law requires it, to protect our rights or the safety of others, or in connection with a sale or merger of the business. If that happens, the information continues to be protected by a privacy policy at least as protective as this one. [ATTORNEY REVIEW: confirm the merger/sale language.]

4. Retention

  • Account information: kept while your account is open, and for a limited time after you close it as needed for billing, tax, and security.
  • Skip-trace results: kept for 90 days, encrypted and tied to your account, then deleted.
  • Practice calls: transcripts, coaching and scorecards kept while your account is open so you can see your progress. Practice audio is held by the voice AI provider for about 30 days and not stored by us.
  • Real calls: call audio kept for about 180 days, then deleted; the transcript, coaching notes and score kept for your own review. You can ask us to delete the audio and the transcript of any call.
  • Billing records: kept as long as tax and accounting rules require.
  • Your Smarter Contact webhook URL: kept, encrypted, until you disconnect it or delete your account.
  • Do-not-call records: kept permanently, so a person who asked not to be contacted is never contacted through the Service again.
  • Usage counts and minute balances: kept through the billing month they relate to, and as needed for billing records. Bought minutes are tracked until they are spent or they expire 12 months after purchase.

[ATTORNEY REVIEW: confirm each retention period against state law and against the provider agreements, including the call-audio period.]

5. Security

We use reasonable technical and organizational measures to protect your information, including encryption in transit and at rest.

Skip-trace results — the phone numbers and email addresses we obtain on your behalf — are stored encrypted with a key unique to your account, and are not readable by other accounts, by our own support staff browsing the database, or by anyone without the encryption key. The Service deliberately does not store phone numbers or email addresses in its main property or buyer indexes. Your Smarter Contact webhook URL is stored the same way.

No method of transmission or storage is completely secure. We cannot guarantee absolute security. [ATTORNEY REVIEW: confirm the security description is accurate and not over-promised.]

6. Your choices and rights

Depending on where you live, you may have rights over your personal information — including the right to access, correct, delete, or obtain a copy of it, and to opt out of certain uses. California residents have rights under the California Consumer Privacy Act; residents of other states with privacy laws have similar rights. [ATTORNEY REVIEW: confirm the exact list of states and rights that apply.]

Some choices are built into the product: you can disconnect your texting account, turn real-call coaching off (which releases the carrier number), leave the community, cancel your plan from your account page, and ask us to delete a call.

To exercise any of these rights, email us at TO BE SUPPLIED with your request. We will verify it is you and respond within the time the law requires. We will not discriminate against you for exercising a right.

To delete your account and its data, contact us at TO BE SUPPLIED. Deleting your account also removes your community role.

7. Cookies and similar technology

The Service uses cookies and local storage to keep you signed in, remember your settings and place in the product, and run the Service. We do not use advertising cookies and we do not run third-party ad trackers.

8. Children

The Service is not intended for anyone under 18, and we do not knowingly collect personal information from children. If you believe a child has given us information, contact us at TO BE SUPPLIED and we will delete it.

9. Changes to this policy

We may update this Privacy Policy from time to time. We will post changes on this page and update the “Last updated” date. If a change is material, we will provide more prominent notice.

10. Contact

Questions or requests about privacy: TO BE SUPPLIED.
